What Inspector Walls is

Inspector Walls researches UK homes. You give it an address or a listing, and it reports what public records say about the property and its surroundings — council tax band, likely running costs, crime, planning, flood, noise and the rest — along with estimates it calculates itself. Building plans cover London only for now; where a check cannot run, the report says so rather than guessing.

It is a research tool. It is not a survey, a valuation, a mortgage illustration, a legal opinion or financial advice, and it is not a substitute for any of them. Do not buy, rent or decline a home on the strength of it alone.

Estimates are estimates

Every figure that is not quoted directly from a register is a model’s best guess from the information available. Bills depend on how you live, tariffs change, records go stale, listings are wrong, and some records disagree with each other. Where the Inspector is unsure, he says so — and where he says so, believe him.

Some of what you read is written by software rather than a person. London planning summaries are drafted by a language model from the council’s own description and checked by a second model, and nobody reads each one before it appears; the council’s record is linked beside it so you can. Aircraft figures describe the last twelve months of recorded flights, not a forecast.

We do not warrant that any finding is accurate, complete or current. If a finding matters to a decision you are making, verify it at the source. The report tells you which source each finding came from precisely so you can.

Who owns what

I credit public records beside the findings, in the footer or on the Sources & open data page. Those records remain under their publishers’ licences.

The software, models, interface, drawings and original words belong to Outstandly Ventures Ltd, except where another owner or licence is identified. Building a database does not make its openly licensed contents proprietary.

The Stinky Places facility database is published under the Open Database Licence 1.0 (ODbL), with OpenStreetMap, UK PRTR and SEPA source notices. Other openly licensed material keeps its stated licence. Those licences take precedence over these terms for that material: nothing here restricts the copying, extraction, adaptation, commercial use, redistribution or other rights they grant.

I provide the full Stinky Places download separately from the hosted inspection service. Its open licences do not license my application or processing code, grant rights to my branding, or promise hosted searches or support. The attribution guide on the Sources & open data page adds no extra licence conditions.

You may use Inspector Walls to research properties and quote or screenshot a report, including sharing it with a partner, agent or solicitor. Outside the rights granted by an applicable open licence or by law, you may not bulk-extract, resell or redistribute the proprietary parts of our findings, or use those proprietary parts to build a competing dataset or train a model. Use the open database download for bulk reuse of Stinky Places data.

Using it fairly

Please do not attack, overload or probe the service, try to get at data that is not yours, misrepresent what a report says, or use the tool to harass anyone or to make decisions about people rather than about properties.

The website and the browser extension are the two doors. Please do not come in another way: no scripts against the inspection service, no automated requests and no fetching reports in bulk. I ration requests by network address and turn away calls that do not arrive from the site or the extension. The downloads on the Sources & open data page are the supported route for bulk reuse, and the open licences that cover them take precedence over this paragraph for that material.

Independence

We are not affiliated with, endorsed by, or acting for Rightmove, Zoopla, any estate agent, landlord, lender or local authority. We take no commission on any transaction, no one pays for a favourable finding, and a donation buys no influence over one either. Their trade marks are theirs.

Money

The inspection is free, and we do not take your card, your email or your cookies to run it. If you donate, you do so through Stripe, on Stripe’s page and under Stripe’s terms. A donation is a gift, not a purchase: it buys no service or priority, and it is not refundable except where the law says otherwise.

If we ever charge for an extra, we will say so plainly before you pay anything, and your consumer rights will apply to it.

Availability

The service is provided as it is and as it happens to be available. It depends on public registers and third-party providers that go down, change or withdraw without warning, and we may change or discontinue any part of it. We do not promise it will be uninterrupted or error-free.

Our liability

To the extent the law allows, we are not liable for any loss arising from your use of Inspector Walls or from reliance on anything it reports — including money lost on a property, a purchase or tenancy you entered or avoided, or costs you would not otherwise have incurred.

Nothing here limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be limited. If you are a consumer, this does not affect your statutory rights.

The browser extension

The extension is covered by these terms too. It works on Rightmove and Zoopla listing pages, and while its card is open it inspects the listing you are viewing by itself, checks the official council tax register in your browser, and keeps a day of your recent reports on your device. Collapse the card to stop it inspecting, and remove it at any time from your browser’s extensions page. The privacy notice says exactly what it reads, sends and keeps.

Changes to these terms

We may update these terms. If a change is significant we will say so on this page and change the date at the top; continuing to use the service after that means you accept the new version.

Law

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you are a consumer living elsewhere in the UK, you keep the protection of your local law and may bring proceedings there.
